Before the date

The building requirements that delay commercial jobs

On a commercial job the building, not the debris, is usually what decides the schedule. These are the items that hold things up, and all of them are solved in advance rather than on the day.

Certificate of insurance. Almost every managed building in Lake County wants a COI naming the property manager and often the owner as additional insured, on file before anyone books a lift. Ask them for their exact requirements early. This is the single most common reason a start date moves.

Loading dock and lift reservation. Freight elevators get booked, and in a multi-tenant building you are not the only one moving. The dock may have a height restriction that decides what size truck can be used.

Access hours. Many buildings restrict move-out work to evenings and weekends. For an occupied floor that is the sensible option anyway, because a crew working around staff is slower and more disruptive than the same crew working an empty floor at seven on a Saturday.

Floor and wall protection. Corridors, lift cars and lobby floors usually have to be masked. Confirm what the building expects rather than assuming.

Security and badging. After-hours access often needs names submitted ahead of time.

Scope

Office, retail and warehouse, and where the line sits

Office. Desks, chairs, filing cabinets, conference tables, reception furniture and IT equipment. Cubicles and modular systems take longer than they look, because everything is bolted, panelled and wired, so a floor of workstations is a bigger job than the same volume in loose furniture.

Retail. Shelving, gondolas, racking, counters, display fixtures, mannequins and signage. Your lease usually specifies what has to stay and what has to come out, so read the surrender clause before deciding scope. Anything attached to the structure crosses into demolition and gets quoted separately.

Warehouse. Pallet racking, workbenches, pallets and accumulated stock. Bolted racking needs unbolting and taller runs need proper dismantling rather than pulling.

Files and confidential material. Set aside, not loaded. If you need certified shredding with a chain of custody, that is a specialist service and we will say so rather than pretending a general hauler covers it.

IT equipment. Goes through the Illinois electronics recycling route. If you need a certificate of destruction for compliance, arrange it before the job so the load is routed to a recycler who issues one.

Send photographs of every area plus the loading route, and tell us the surrender date. That date is what everything else gets built backwards from.

Where this job comes from in Lake County

Commercial work in Lake County concentrates in a few places and each has its own quirks. The corridors along Route 60 and Milwaukee Avenue through Vernon Hills, Libertyville and Mundelein carry most of the multi-tenant office space, which means COIs, freight lifts and after-hours access. Retail turnover runs heaviest around Gurnee Mills and the Route 21 and Route 43 strips, where lease surrender dates drive everything and the clock is fixed months in advance. Industrial and warehouse work sits mostly in Waukegan, North Chicago and the older business parks, where racking and accumulated stock are the bulk of the job rather than furniture. Whichever it is, the same thing decides the schedule: the building's requirements, not the debris. One more thing worth planning for: what happens to usable office furniture. If reuse matters to your business or your reporting, raise it when you book so we can make the calls before the date rather than on the day, when the only option left is the truck.

Can you work outside business hours?

Yes, and for an occupied building it is usually the only sensible option. Evenings and weekends avoid the lift being tied up and staff working around a crew. Building management often requires it anyway.
