What it costs
What decides the price on a shed or a playset
Construction. A resin or vinyl shed comes apart fastest. Wood framed with shingles takes longer because the roof has to come off in sections and the framing is fastened rather than clipped. Metal sheds dismantle quickly but every panel edge is sharp, which is the main reason people stop doing this themselves halfway through.
Size and height. An eight-by-ten garden shed is a half-day. A twelve-by-twenty with a loft and a real roof pitch is a full one.
The base. A wooden floor goes with the structure. Gravel or pavers can go too if you want the ground cleared. A poured concrete slab is demolition, priced separately, and plenty of people leave it for whatever goes there next.
Concrete footings on a playset. Swing set legs are usually set in concrete. We dig them out and pull them, which leaves holes to backfill. If you would rather we cut the posts at grade and leave the concrete buried, that is quicker and cheaper — just say which you want.
Access. Gate width and the route to the truck decide how big the pieces can be. A narrow side gate means smaller sections and more trips down the garden.
Before we arrive
Clear it out, and check one thing with the village
Almost every shed in Lake County has the same contents: half-empty fuel cans, two-stroke mix, old paint, lawn chemicals, weedkiller, a car battery and a propane cylinder. None of that can go in a truck with general debris, and all of it goes free to the county household hazardous waste facility.
Empty the shed before the day or tell us it is full and we will quote it as a cleanout plus a demolition, which is two different jobs priced together. What does not work is a shed we have been booked to dismantle turning out to be packed to the roof.
Two other things worth doing first. Check whether anything is running to it — plenty of sheds have a buried electrical feed for a light or an outlet, and that circuit needs killing at the panel before anyone starts pulling panels. And call your village if the shed is large. Most Lake County municipalities do not require a permit to remove an accessory structure, but a few want notice if it was permitted when it went up.
Finally, if there is a chance you want to keep the shed rather than scrap it, say so before we start. A structure taken apart for salvage comes down differently and more slowly than one coming down for disposal.

Sheds and playsets track the age of the subdivision. The nineties and two-thousands build-out through Gurnee, Grayslake, Round Lake Beach, Lindenhurst and Lake Villa put a wooden playset in a lot of back gardens, and those are now twenty-odd years old with soft timber and rusted hardware. That is most of our playset work and it is the one where the concrete footings question comes up every time. Sheds are more evenly spread, though the lake towns — Fox Lake, Wauconda, Island Lake, Antioch — have more of them and they are more likely to be full of boat and yard equipment rather than garden tools. Access is the variable that actually matters. Send a photo of the gate and the route to the street along with one of the structure itself, because gate width is what decides how big the sections can be.

Do you take the shed apart, or does it need to be dismantled first?
We take it apart. A standard wood or resin backyard shed comes down in a couple of hours. Metal sheds come apart faster but the panels have sharp edges, which is a good reason not to do it yourself on a Saturday.
What about the floor and the base it is sitting on?
