Why basements and attics cost more than a garage of the same size

Volume for volume, these are the slowest rooms in a house to clear, and it is entirely about the route out.

Interior stairs. Most Lake County basements have no walk-out, so everything comes up a narrow flight and through the finished part of the house. We lay protection on that route. It is slower than a garage where the truck backs up to the door, and the quote reflects the carry rather than the pile.

The turn at the top. Older Waukegan and North Chicago housing stock has a tight ninety at the head of the basement stairs. That turn is why a sofa went down there in pieces in 1974 and why it is coming up in pieces now.

Pull-down attic ladders. These have a rated weight limit that assumes one person and nothing else. Nobody should be carrying a box down one-handed. Attics get worked in smaller loads for that reason and it takes longer than the same cubic footage on a ground floor.

Headroom and footing. Attic joists with no decking mean stepping joist to joist in poor light. Basements with low pipework mean ducking with a load. Both slow the pace and both are normal.

Damp is the normal state of a Lake County basement and most of what comes out of one is fine. Wet cardboard, swollen particle board, rusted shelving and water-marked furniture all go in the truck without a second thought.

There are two things that do not. Anything contaminated by sewage from a backed-up floor drain is a biohazard and needs remediation, not hauling. And anything visibly grown through with mould — not spotted, grown through, where the material has become the substrate — spreads when it is moved and belongs to a remediation contractor.

The distinction matters because the difference is not obvious in a photograph. Send pictures and we will tell you which one you have rather than deciding on the doorstep.

Two more things that come up constantly in basements. Old paint cans: if the latex has fully hardened with the lid off it can usually go in a general load, and anything still liquid or oil-based goes to Lake County household hazardous waste. And carpet, panelling or drop ceiling you are tearing out is construction debris and rides in the same load, but if you have not pulled it yet, say so — demolition is different work from hauling and gets quoted separately.

Can you get things down from an attic with pull-down stairs?

Yes, and it is worth mentioning up front. Pull-down attic ladders have a weight limit and were not designed for someone carrying a box down one-handed. We work attics in smaller loads for that reason and it takes a bit longer than a garage of the same volume.

How do you deal with a basement that has no outside access?
